Deskripsi Pekerjaan
Purchasing Manager
- Able to conduct company asset audits, perform stock opname, and handle stock inventory according to operational needs.
- Capable of formulating written SOPs and policies within the general affairs scope.
- Proficient in using Property Management Systems (PMS) such as VHP and skilled in managing Capex budgets.
- Experienced in sourcing high-quality vendors and managing the end-to-end purchasing process to support project and operational requirements.
- Ensures timely permit processing and monitors the accuracy and updates of property lists from business units

Engineering Manager
- Understands Mechanical, Electrical, Plumbing, HVAC, and Fire Protection systems, including maintenance, repair, replacement methous troubleshooting, Fit-Out design (MEP & HVAC), and interpreting As-Built drawings and wiring diagrams.
- Ensures operational and maintenance activities comply with procedures and policies, reviews Engineering work systems for efficiency and effectiveness, supervises system operations and maintenance in all business units, and oversees utility usage within budget.
- Demonstrates strong leadership by directing, guiding, supervising Section Heads and Technicians, empowering and developing the Engineering Team, maintaining effective communication, and coordinating with superiors, subordinates, and cross-departments.
- Conducts planning and supervision of Department Heads, develops maintenance and repair procedures, proposes equipment replacement and procurement according to specifications and lifespan, and ensures routine tenant inspections in coordination with other departments.
- Supports event operations and responds promptly to tenant complaints to ensure mechanical and electrical facilities remain well-maintained and operate optimally across all business units

Casual Leasing
- Source and lease public areas in Cilandak Townsquare according to revenue targets and the intended market.
- Develop and manage a database of Casual Leasing tenants.
- Handle all administrative tasks and correspondence required for sourcing, offering, and leasing public areas to third parties and internal teams.
- Coordinate with operational teams to ensure smooth preparation and execution for Casual Leasing tenants, while achieving revenue targets; oversee bazaars and ensure the continuity and success of mall events and programs in Cilandak Townsquare.
- Select tenants that enhance the Townsquare brand and increase foot traffic; maintain strong networks with event organizers, exhibitors, and promo/entertainment partners

Syarat Pekerjaan
Purchasing Manager
- Minimum Bachelor’s degree with at least 3 years of experience at Section Head / Assistant Manager level in Head Office roles such as General Affairs, Purchasing, and Asset Management, with added experience in the Hospitality/Property Mall industry (minimum 1 year).
- Strong understanding of the procurement and goods/services purchasing process, supported by a wide vendor and supplier network including authorized dealers. Demonstrates extensive product and pricing knowledge, especially for property-related items (AC, ceramics, cement, building materials, furniture, lighting, chinaware, food & beverages, etc.).
- Experienced in all aspects of Asset Management (acquisition, recording, disposal), with solid knowledge of warehouse operations, inventory flow, stock opname, and basic warehouse arrangement.
- Knowledgeable in managing property-related permits, building and business licensing processes, tax retributions, general insurance (new, renewal, claims), and proficient in handling documentation, archiving, and correspondence.
- Strong Excel skills, good understanding of inventory workflows, and maintains strong networking with vendors, suppliers, and local authorities.
Engineering Manager
- Holds a minimum St in Mechanical, Electrical, or Industrial Engineering; has 2-3 years of experience in a similar position and 10-12 years in property and mall environments; possesses strong analytical and evaluation skills in MEP and HVAC issues, including maintenance and repair methods.
- Understands mall operations and management; has strong knowledge of Mechanical, Electrical, and Industrial Engineering; understands the operation, maintenance, and repair of mechanical-electrical-plumbing systems and their installations; masters technical operations related to Mechanical, Electrical, Plumbing, and HVAC.
- Understands the use of property utilities (water, electricity, materials) according to budget; understands building operational supporting facilities (mechanical, electrical, plumbing systems); and understands interior and basic design principles.
- Able to analyze tenant complaints quickly and thoroughly; understands licensing documents related to Mechanical and Electrical equipment; and can propose equipment replacement and procurement to ensure smooth operations.
- Maintains relationships with government and external agencies such as the electricity provider, telecommunications, water company, fire department, environmental agencies, and MEP vendors.
Casual Leasing
- Experienced in Casual Leasing and fluent in formal and creative English and Indonesian. Possess knowledge of mall casual leasing, including current tenants and market trends in lifestyle and consumer behavior.
- Able to sell concepts effectively, not relying solely on location or low rental rates.
- Capable of achieving casual leasing targets consistently.
- Build and maintain close relationships with prospective tenants to successfully convert them into lessees.
- Quickly source tenant contacts from various channels and confidently negotiate lease terms, pricing, and the concept for opening in Townsquare
Leasing Staff
- Experienced in mall leasing and business processes.
- Has a strong network/database of relevant sports and F&B tenants.
- Proven sales experience with high targets.
- Fluent in English and Indonesian, both formally and creatively.
- Knowledgeable in mall leasing and tenant brands (F&B, Retail, Sports).
- Up-to-date with lifestyle trends and consumer behavior.
- Able to sell concepts, not relying solely on location or low rental rates.
- Skilled in building strong relationships and converting prospects into tenant.
- Understands tenant needs for effective sales and selection.
- Able to sell concepts, rental rates, and units for Townsquare.
- Able to quickly obtain tenant contacts from various sources.
- Manages tenant databases and prospect lists aligned with marketing and rental targets.
- Leads and motivates leasing teams and sales agents to achieve targets.
- Brings in quality tenants that match the concept and rental objectives.
- Possesses or can acquire tenant decision-maker databases to support sales activities
